Why you need more than a Zestimate
If you’ve ever looked up a home on Zillow , you’ll see a “Zestimate” below the list price. These estimations shouldn’t be trusted because their valuation parameters are based on the most basic public records: physical attributes, tax assessments and prior sales data. This data is often old and may not include the actual sold price (i.e. Texas where sold prices aren’t in public records and actual sold prices are only accessible by agents). This results in lower valuations, which may have you hesitating to sell and missing out on profit.
At the other extreme of the Zestimate is the over-estimated home; Zillow CEO Spencer Rascoff’s Seatttle home was zestimated at $1,575,201 the day after it sold for $1,050,000 (off by 33 percent!). Relying on these numbers could leave you with an overpriced home that results in higher numbers of days on the market. Overpricing leads to delays and price reductions; it makes buyers think there is something wrong with your house.
